Made for flippers, by flippers

Your last flip lived in nine spreadsheets, four group chats and a shoebox of receipts.

FlipOS puts the whole deal in one place — the numbers, the crew, the budget, the photos, the paperwork — so at any hour of any day you can answer the only question that matters: am I still making money on this?

Import your existing deals from a spreadsheet in one step.

What it replaces

You’re already paying for all of this.
Just in the worst possible way.

Not in subscriptions — in re-typing, in chasing, in the deal you found out was underwater a month too late.

Today
In FlipOS
A deal spreadsheet you rebuilt for every property
→
Deal Analyzer, 12 strategies, live comps, worst/base/best
A second spreadsheet for the rehab budget
→
Budget that inherits your underwritten scope and tracks actuals
Receipts in a shoebox, reconciled at 11pm on a Sunday
→
Photograph the receipt — it files itself against the right category
Group chats where decisions go to die
→
Tasks and an activity feed showing who changed what, and when
Contractor numbers in your phone, nowhere else
→
CRM with every trade, lender and agent attached to their projects
Paying an agency to stage the listing
→
Virtual staging included in every plan
Permits and contracts buried in email
→
Documents, searchable, attached to the project they belong to
Included, not an add-on

Virtual staging alone costs more than the subscription.

Every plan includes it. Empty rooms become listing-ready shots in seconds. Bought separately, that one feature outprices everything you pay us — before you count the deal analysis, the budgets or the CRM.

Staging, typical agency rate~$25 / image
Included on the Pro plan50 images / mo
Standalone value~$1,250 / mo
You pay$99 / mo
Then you actually have to build it

The worksheet doesn’t get thrown away when you close.

It becomes the project — budget, scope, crew and dates already filled in. Nothing gets retyped.

Phase 1

Acquire

Underwrite it, model the exits, send the report to your lender, and track the deal to close.

Phase 2

Renovate

Your underwritten scope becomes the budget. Photograph a receipt and it files itself.

FlipOS gives you

Phase 3

List

Before, progress and after photos sorted per project. Empty rooms staged virtually.

FlipOS gives you
  • Media library

  • Documents
Phase 4

Close

What you projected against what happened — so the next deal is underwritten smarter.

FlipOS gives you
  • Reporting
  • Activity Log
Before you ask

The part where you tell us why this won’t work for you.

My spreadsheet works fine.

It does, right up to the point where you’re running three flips and it can’t tell you which one is bleeding. A spreadsheet can’t pull live comps, can’t flag an overrun the morning it happens, and can’t be opened by your GC on site. Import it once and judge for yourself.

I don’t have time to move everything across.

Import deals and projects straight from a spreadsheet and we’ll map the columns. Most people start with one live flip rather than their whole history.

My contractors will never use software.

They mostly don’t have to. Invite them to the one project they’re on, with scoped access, and they see their tasks and photos. Nothing to learn, no seat to pay for.

What happens to my data if I cancel?

It stays yours and exports any time. Deleted items sit in a recoverable trash rather than disappearing.

I don’t only do fix and flip.

Twelve strategies are modelled, including BRRRR, wholesaling, short-term and long-term rentals — each underwritten on its own terms.

Are the free tools really free?

Yes. No account, no email, no usage limit. They exist because most deals should be rejected in ninety seconds, and you shouldn’t need a subscription to do that.

What does the paid version give me that the calculator doesn’t?

Live comparable sales instead of a number you typed in, a line-item rehab scope instead of a guess, holding and financing costs, worst/base/best case, 12 strategies rather than one, and a printable report you can hand to a lender.

Can I see it before I hand over an email?

You already did. The worksheet at the top of this page is real, and 13 calculators plus 45 market guides are free and open with no account.

How it actually goes

Three moments where FlipOS earns its keep.

Not a feature list. The three points in a flip where the money is genuinely at risk.

1
Monday, 8:40am

The offer

A wholesaler sends you an address. You run it through the analyzer before you finish your coffee — live comps set the ARV, the rehab estimator builds the scope line by line, and you see the deal at worst case, not just the one that flatters it.

Bid $291,400 instead of $325,000

Week six

The overrun

Structural comes in hot. Because every receipt and invoice lands against the budget you underwrote, the category tips past 90% and you see it that day — not when the final invoices arrive.

Listing day

The sale

Before, progress and after photos are already sorted by project. The empty living room gets virtually staged in seconds. The agent gets a clean set of listing shots the same afternoon the last coat dries.
